No. It's based on current realistic value. Ie £10,000 per acre average, more if its near a house or a village. And a lot more if it already has planning for a house or houses agreed on it.

Maybe not all hobby farms, but would almost definitely have their main income from other sources. With the farm giving them a top up if they are lucky to have it payed off by previous generations

Inherited by a married couple has nothing to do with IHT.

If it's Inherited from a married couple then there is a larger relief, but with the way that the inheritance tax was set up previously there was no need for parents to hand down farms early, so now we have situations where lots widowed 80year olds are needing to pass down farms to 55 year old descendants and will get ripped apart from the taxes.

There are currently 62 farms listed in Wales over 100 acres, and 25 listed over 250 acres, there 25 are big enough to produce a wage. With the cheapest being a mountain farm which wouldn't produce a living wage currently listed at £2.2mil

Not even close.

Your relatives farm in Gower would be about £3mil.

If it's only one parent handing the farm down, they will be smashed by the new IHT rates.

A farm has to be about 300 acres these days to produce enough to pay a full time wage, will land prices about £10,000 acres, that £3mil. Then add in a farm house,sheds, machinery and the livestock, crops, it will result in massive unplayable taxes for family farms.

There is a farm for sale in right now in Haycastle, ceredigion.

£3.8mil.

Probably is only just big enough to create a full time job.

Is that's gets handed down a generation, there will be a tax bill of approximately £400,000. A person would never be able to afford that by creating a wage from farming, so that farm would be sold in parcels.

Making the farm too small to be viable and therefore the loss of a family farm. This labour tax will kill family farms and only leave mega farms and hobby farms, neither are good for the local areas.

That would be he Woodland Creation grant then, nothing to do with the SFS, that brought the farmers out to protest.

On this scheme there is very little 'profit' to be made. The areas of woodland would probably of been the lower producing areas, and in most cases, the farmer would be looking to semi retire as well.

Farmers do not get rich from government payouts. They are there as an 'Income forgone' model, so at best they will be similar to farming conventional, but with the asset price of the land being drastically reduced.

What scheme?

If your talking about the environmental scheme that the protests were about, that wasnt meant to start until Jan 2025 and now that scheme has been delayed until 2026 .

Nobody is in it. It hasn't started yet. !!!

It is also optional, so if the land owners aren't happy with it when the details of it are finally released they don't have to sign up to it and can carry on as thay are.

I'm also interested to know where the £30000 that you claimed all farmers get, comes from.

I am a member of the FUW.

As they are a union they only pass on what information Welsh Government release.

As with the protests, WG have never released any monetary figures about what land owners will potentially be paid if they agree to sign up to the environmental scheme. That was one of the main points of protest.

Your £13,000 for 13 years in complete rubbish.

Any payments from WG are done on a per acre basis. So it doesn't make any sense to say " All farmers receive X amount"

Don't you think it's a bit strange how Welsh Government have leaflets in markets showing the details of these payments but nothing online that matches your figures?

Normally Llandeilo, Carmarthen, Whitland, Brecon, Llandovery Rhaglan and sometimes Sedgemoor.

It all depends on what day of the week suits me to go and what type of stock I want to sell or buy.

And I havnt seen any of these leaflets your talking about in any of them.

Looking at an leaflet in a livestock mart is completely different from what Welsh Goverment are actually offering for woodland creation.

It's similar to the leaflets that get posted through your letter box offering a free window when you buy a conservatory. Pointless.

What market did you see these leaflets in?

Where would I find this brochure?

I've been checking the Welsh Government Rural Payments website but it's nothing like you have found.

I could do with cashing in a few acres for retirement and that money that you've seen looks great.

Any advice would be appreciated. Thanks.

Where abouts are you getting these imaginary figures from?

Welsh governemt pay about £1000 per acre to set up a woodland.

Then the land over has to buy roughly 500 trees at about £4 each, then plant them themselves. If any die they have to replace them.

The land owner then gets on average £150 per year for 12 years. Whilst the acre of land devalues from probably £10,000 to £2000.

It's a terrible business idea for land owners to plant trees on productive land.

We don't get £3000, we get a service that the consultants can charge WG up to that amount. No money is given to the farmers.

Farming Connect are an advisory service, they do not give out money.

If he's not paying any tax, then that means he is not making any profit, sadly like the vast majority of Welsh farmers....there is no way he is able to hide £120,000 from the tax man.

He is bending the truth about something in that story.

Have you ever met a poor sparky, builder or plumber?

Majority of farmers these days have either got a job outside of farming or have diversified in some way (which costs a lot of money and is a big risk)

The main problem with the Welsh SFI is that the government havnt published any sort of financial figures that will be paid out for the environmental scheme.

This is meant to be in place to start on Jan 1st, business decisions (especially in agriculture) take years to implement , how can the governement expact farmers to join in the SFI at such short notice.

As with the 10% trees, this will devalue a land owners assets by an estimated 50% on those areas. How would anyone else react if the government told them that had to do something to their house which would take £20,000 of their house price??
